Grenbu Passive House Business

Welcome! 

My name is Agnes Sitkei  and I am one of the leaders of Green Environment Building Inc.

I would like to present you our (company, structure, system) and I believe it will be worth of your next 40 minutes at your computer. Name of our company is Green Environment Building Inc.
 Our company is registered in North America in the state of Wyoming. 
Our companies slogan is “…for our children.
” This as our introduction already says a lot about our goals and planes. Our system started on 6th of November 2012. 
Let’s see, step by step how we built up our system, how we started and what are our planes and goals.

Let’s examine the area of our problem, around which we are going to build our system. 
Our modern lifestyle is very expensive and in a long run – let’s be honest – is almost unsustainable. 
The inflation grows but the wages don’t grow according to the rate of inflation. 
Cost of energy is growing rapidly and is uncontrollable for an everyday mortal man. 
We have to admit that our lifestyle is polluting our environment and we are wasting a lot of energy. 
This has to be limited because in a long run it is unsustainable. 
This is that area of problem that we needed to find a solution for.

We think that our solution is found in creating and sustaining environment friendly homes that could be financed at low cost, sustained in a long run financially and environmentally. We have the right tools for it, namely modern, state of the art energy consumption.

We use the “home” expression on purpose because we believe that the home of the future means an environmentally conscience habitat where through environment friendly energy supply we can create a healthy habitat for us, for our children and grandchildren.
 It’s obvious that our personal example plays role in their environmentally conscience thinking. 
If we don’t show them example than who will? 
It’s obvious that today's adults in some way must be made aware of the environmental approach. 
We believe that they can only be convinced through their wallet which means that the main argument is going to be cheap sustainability. 
We hope that more and more people will change to the environmentally conscious way of thinking that is sustainable in the long term for all of us.

How can we keep our modern standard of living in such a way that our wallets would feel the difference? We see the solution in a form of passive housing. 
Namely, through passive condominium! 
We believe that this is a segment of the construction industry, for which there is going to be a great demand in the coming years and decades.
 In addition, we see that in this area there is a gap in the market, which gives us great opportunities! 
We would like be long term market leaders in this area not only in Hungary but all over Europe as well. Passive housing is absolutely sustainable both environmentally and financially. 
We can operate on very low utility cost and the financing of our projects are also very cost effective. 
These real estates are completely eco-friendly, fully wheelchair accessible, since it is a basic requirement of the XXI. century. 
These houses will have heating, cooling and hot water supplied by renewable energy sources. 
Percentage wise we are looking at 90-95% energy saving. 
Pictures that we you are going to see on these next slides is the design of our first project near Győr. 
I will talk about this more a bit later. 
Passive houses will be available in three different ways. 
Buying a house, leasing a house and renting a house are all possible. 
I don’t have to go into too much detail explaining how buying a house works because all of us live somewhere and understand how real estate purchases function. 
Under leasing I would like to mention that the rent is constant for 30 years. 
After 30 years the house is going to become his own. 
Every 5 years, the company agrees that the previously acquired ownership interests will be applied to his name at land office.
 Every 5 years the company is going to do it at its own expense.

Someone might be wondering how it will be financed. How will it look like? 
We will always use the latest technologies. 
Technologies like solar batteries, solar panels and wind power plants. The same applies to the insulation and construction technologies. 
We will always apply the most suitable technologies for a specific house. 
Let's face it, different technologies must be used in northern countries and different ones in southern countries. 
We connected the financial part to a modern financial system in which these investments will require neither bank nor any grant funds. 
This means that it will be financed through network. It will not
require a single forint, euro, dollar nor swiss franc loans for its financing. 
We know that most of the profit would go to the Banks. 
Our goal is that the profit would go back to the people through different channels. Later you will see through which channels we will let most of the profit flow back to the network. 
To those that are financing this building project. 
The reason why we don’t want to use grant funds is that we know they require as high of a cost as a Bank loan. 
After all, almost as much as needs to be paid for interest rates, needs to pay to pockets of those who decide the eligibility of requests. 
This is not what we want. So I do not want to take any grant funds. Most definitely not in Hungary.

Let’s see who we are offering this whole system to. 
Firstly to those who would like to live in a healthy and environmentally conscious living space. 
They are our customers, our renters. 
The second target group are those who are looking for a long-term, passive type of an income which can be acquired through the building of the network.

Third target group are investors who are aware that environmentally friendly and energy renewable technologies are the business of the present and they will also be a very serious business in the near future. 
Fourth target group, but certainly not the last, are those people who have a green way of thinking, because it's not just about the mere construction site and the building of the network structure, 
it's also about establishing a like minded community of people like us that we want to join us. 
We are going to learn a lot from them and they will learn a lot from us, because they will receive a lot of useful information about energy-conscious, environmentally-friendly technology developments.

Let’s see how anybody can become a part of this project. 
At least a support package is required.
 There is no free registration in this system. 
Registration is only available through registered members. 
This means that the company will not spend 100’s of millions of forints on advertising campaign.
 Instead, this money is spent on network building. 
We will not take the markets from the network builders. 
The goal is for the network builders to bring their own acquaintances and friends into the system. 
Of course, they will receive all the help from us and the company. 
Since there will be no free registration, this will also work as a filter that only those people would register into the system who agree with our environmentally conscious principles.

Let’s see what packages are available in our company. 
System offers these packages: Promoter, Basic, Bronze, Silver, Gold, Platinum and Diamond. The amounts differ on quite a wide range, starting with a promoter package for $50 all the way to sky's the limit. 
The upper
limit is not specified in the payment. 
The business packages include web office and referral link to it. 
There are certain commission rights, from the Basic package all the way up, and a variety of educational materials are also included in the system. 
These educational materials are continuously updated. 
I'm going to talk about the educational materials at the end of the presentation.
 Education has a special segment in the whole system. 
There will be a Stock Option. 
This is essentially an option for future share certificates. 
This is a part of all the packages from Bronze all the way up. 
In fact, those who choose these packages will also be the company's shareholders. 
Starting with Silver package the company will give a free of charge Payoneer embossed MasterCard credit card on which you can request your commissions! 
Of course, the owners of the smaller packages can also be credit card holders, only the GRENBU Inc. cannot provide them for FREE! 
What is also very important to note in relation to the business packages is that they are all one-time costs. You do not have to renew them nor yearly, nor monthly! 
But there is no limit as to who and how many packages they can buy. 
Everyone starts with amount equal to their budget and later can buy as many packages as he want! There is no upper limit to this! 
Any package can be upgraded to any other higher package later on. 
If someone starts with a basic package, he can at a later time upgrade himself to any other package.

In our system there is also a possibility that we named Family Option! 
If, say, someone starts the business with more positions, he is immediately eligible for a certain bonus! 
If, say, someone starts with 3 positions, he will immediately get 3 web offices, 3 referral links. 
He can use the internal online community interface. 
At the end we will talk about this in detail. I would like to briefly elaborate on the educational materials. Three parts will be available. 
Basic online and offline network building, business thinking mode and personality development. 
These will be the foundation for future leadership training. 
If someone starts with more than one package like in the Family Option, he also has the option to upgrade either individually or all at the same time.

Let's look at the commission system a bit more in detail. 
There will be a direct commission, network commission, upgrade commission, matching bonus, manager commission, leadership bonus, "passive" commission. 
It is no accident that there are quotation marks in the last commission. This is no accident, you will see why are we using quotation marks.

Let’s start from the beginning and look at the direct commission first. 
As you can see it’s 12% of the direct entry fee. 
It is credited immediately, paid weekly. This means that the system will close on Friday. 
From then on, it is possible to transfer the commissions to credit cards or bank accounts. 
The direct commission has only one condition, there needs to be someone in the system with a basic or higher package! 80% of the commission is available in cash; the remaining 20% will give members the opportunity to buy Stock Option from each other. 
This also gives opportunity to earn money because the inner platform allows for trading with Stock Options. In the Stock Option section I will explain how in detail.

There will also be a so called network commission. 
This network model that we are talking about is a Binary system. 
This means that 10% of the cash flow in the short leg will make up the 1/3 of the network commission and 2/3 will be on hold. 
The way it works is that it pays the short leg’s cash flow (10%) twice as much is deducted from the long leg cash flow. 
The system pays in infinite depth. Because this is not a pilot game, there is a weekly limit assigned to the business package! 
Those systems that promise endless commission without any
withdrawal limits are promises similar to pilot games.
 If someone calculates it mathematically will see that somewhere, someone will not be able to get paid. 
BV points that are older than 3 months are automatically deleted from the system. 
We will always bring the oldest BV points to the front. 
One BV point is worth One USD. 
The condition to qualify for a commission in the network, is that you have to have at least two direct employees with a Bronze package. 
Commission payout is the same as in the previous case. 
You are weekly credited and paid. The 80-20 ratio will stay the same.

Now let's look at the formation of the income limit chart, which is a feature of the business packages. 
This is important because it determines your future options as well. 
If anyone is serious about this business, we usually recommend starting with a silver package or even a bronze package can be appropriate. 
We believe that this would be an ideal start for a co-worker. 
This is good for you as well because you receive more stock options. 
You also don’t want to make a mistake, let’s say, starting with a basic package but for some reason you can’t upgrade, because that way you would fall from very serious money. 
Because if more people fall under you (people above you are working!) and you earn, let’s say 2000 USD, you will only get 500$ from the company because that is the earning limit of the Basic package.
 The rest of the money is unfortunately not collected for you! You will not even be able to get that money later! 
Of course it will all be used for construction, not a dime will be lost, but you're no longer entitled to it for that week! 
Also important to note is that the weekly earning limits apply only to network commission. The commission and bonus payments are unlimited.

Some slides earlier already mentioned upgrade and it was also mentioned in connection with network commission. 
Let's look at it now, what it is and how can one package be upgraded to another. 
I would like you to summarize it quickly. 
There can always be upgrade from a smaller package to a higher at any time. 
You can jump up to two or three packages at any time! 
What is important to know is that you can use either internal or external funds for the upgrade. You can transfer the money from an external Bank account, or if you gathered enough money in your account (in the form of commissions that were not taken out), than internal transfer may be used for upgrade! 
It means that money can be transferred from one commission account to another at any time and unlimited amount. 
This is a very useful feature for Family Option, but the top line can also help the bottom line, if it helps to pay the right commissions to the bottom line. 
There are many other options to help the bottom line that I did not yet mention! 
With Family Option all the money can be transferred from one to another package and used for getting an upgrade, or used to buy shares in big amount. 
However, the shares may not be transferred from one office to another! 
After upgrading the sponsor is entitled for the difference between the original package and the upgraded package. 
On the other hand he will not be entitled to any other commissions. But even this may be an incentive for sponsors to help upgrade the bottom line, let's say, if they are just missing qualification by 50 to 100 USD! 
The important thing about upgrading is that the upgrading will happen proportionally. 
I’m referring back to what I said before, if someone enters the system with a Bronze package, he will receive 1500 stock options. 
If he enters with a silver package, he will receive 2000 stock options. However, if he upgrades from bronze to silver, the difference between the two packages is 500 USD. 
Thus he will receive 40% of the 500 USD in stock options. Therefore, it matters how big of a package he starts with at the beginning. 
Because with the upgrades he can lose few 100 shares! 
The percentage can be calculated from the difference between the two packages. Of course, there is no need to count and keep all this in mind, because the web office will be able to handle this and keep record!

Now let’s talk about the Matching Bonus. 
This is usually the favorite part for network builders and those who have long been engaged in MLM business. 
After all, those who built a network before know that the Matching bonus is the immediate direct commission. In this case it will be a 10% commission! 
There are two types of matching bonus in the system. 
First is, if you have four direct co-workers with each having at least a Bronze package, then their direct commissions of 10% will go to you. 
When you reach 8 or more direct employees who have a minimum of Bronze package, than theirs and their direct co-workers commission of 10% will be yours! 
In other words, you'll get a Matching Bonus up to two levels! 
We think that this will be highly motivating for sponsors. Above 8 directs can be given to those right under us. 
And if we do this unselfish deed, others will do the same, they will copy us and so we can build a fantastic business together!

Let’s go to the next slide and look at the leadership levels. 
The red, orange, yellow, green, blue, indigo, purple and white levels. These are the leadership levels. 
If the ascending order of the colors is familiar to you it’s not a coincidence. 
These are chakra colors in ascending order. 
Ranging from red all the way to white. 
White is the origin of all colors. We chose this for two reasons. 
One reason is that personality development our educational system is very spiritual, and who knows me, knows exactly why. 
The chakra colors are very good for this story. 
The other reason is that we are bored with crowns, deputy, senior and other director. 
This is only good in conventional thinking for people to see who they are above or under in the network. 
We believe that if someone reaches a leadership level he is a leader and that’s it! 
The red leader is a same leader as a green leader. 
Present level is just a temporary state that someone is in. 
It just shows he entered into the system later. 
But he is not a worse network builder, or worse person, than someone who is in, let’s say, a green level. We do not say that a person is worth as much as he has or a level that he is on.

Let's look at the leadership commissions. During qualifying, points continue to be collected under the weaker leg. 
Points do not expire and there is no time limit either! When someone reaches a level of leadership, they cannot fall back. 
Reason for this is that we do not want to put a burden on anyone, if let’s say this week I do not get 5000 points, then I will not be a leader and next month or next week I can start all over again. Everyone’s own ability, talent and fate will decide how fast he will reach leadership levels! 
All direct workers and their immediate workers commission will be added seven generations deep. You get credit and payments weekly. 
The only condition is to reach the Orange leadership level. 
Here also the 80-20 ratio applies in the commission payout, as I have also told you in the beginning.

Let’s look at a simple chart for leadership commission. 
When you reach the Orange level, you will get 8% commission from all direct members.
 If you get to a yellow level you will receive 7% network commission from all direct and their direct members. 
And so it continues, as the following chart shows. 
Percentages are getting lower and lower, but we also know that as we're going lower in the system, the higher the member density. 
It is true that lower the percentages are getting lower, but the number of members is significantly higher and so the commissions are higher also. 
Many years of experience shows us this!

Let's look at gifts a little bit. The leaders will receive gifts. 
We think that a gold pen will a nice surprise for those who reach the RED level. 
At the Orange level ladies will receive a ladies Doxa wristwatch and men will receive men's Doxa watch! 
Yellow Level will be interesting for many, because here an Apple iPhone will be the reward. Hopefully, many people will shoot for this level which is right next to Doxa watch. 
The Apple MacBook will be the gift at the Green level. 
I hope no one will object to this. 
At the blue Blue level the gift is a luxury traveling worth about $ 5,000, for which the company will pay for. 
For this much money you can take you family to a very nice place. 
At the Indigo level a financing of a luxury car will be the gift of our company. 
The amount of USD 80 to 100,000 USD can be spent on a car. 
At the Purple level a financing of a passive luxurious house is a gift of the company. 
At the White level there will be a bit of a surprise, because besides million dollars the company will distribute 1% of annual revenues between the leaders.

The last type of a commission is the passive commission. 
It had been put in quotation marks - now you can see – is because from a passive house there can be a passive bonus. How? 
When you sell a house the first is not yet a passive income. 
For that you get the 3% commission. In Real Estate circles this counts as a very good value, especially in today's world. 
In case of renting there is a passive rental income, up to 5% of the rental price will be yours every month as long as the person is renting the passive flat! 
In the case of leasing there really is a passive income, because in case of rent, people may only be renting the flat 1-2-3 years and then buy one or move.
 In Leasing the person leases the flat for 30-years in a long-term lease. In numbers, it means that you'll get 10% of the monthly rent for 30 years! This really is a real passive income!

The company will also have a start promotion. 
Within 30 days of registration, if there is a $ 20,000 direct cash flow under you, then in addition to your valid income, extra 500 USD will come your way. 
The other version of the start promotion is that there must be, within 30 days of registration, at least 10 directly registered workers under you with at least a Gold package. 
In that case, you are eligible for commission of 1000 USD extra. 
I think it’s worth to achieve this. 
Commissions are a good enough money in themselves, plus 1000 dollars is a good extra income.

There will also be a contest. 
This is a so-called Matching contest. 
Those who want to participate must have at least a Basic package. It means that almost everyone will participate. 
The winners will be the ones that sweet up the most matching bonuses. 
That’s where the Matching contest name comes from. 
Third place will get one year, second place will get three years, and first place will get five years of completely free of charge accommodation in one of our passive houses. 
This promotion will last 6 months. 
If someone does not want to live there, of course, he can also rent it out. In this case he is entitled to rent it out for one, three or five years! 
Of course, we as the leaders and inventors, we will not participate in this contest, it would not be fair nor ethical from us! 
The promotion will start on January 2013.

Now we arrived to Stock Options. 
Here is where a certain question arises, what is going to cover the value of stock options. 
Also, what is going to cover their value increase? 
This is our answer. Stocks are going to be covered by a continual rise of the real estate capital. For example, in Győr we are starting with what you see on the slides. 
Company owns two properties close to Győr and on these properties passive houses will be built. Two, 18 flat, social houses are going to be built. 
One of Győr’s large companies already booked all 36 flats. 
They would like to rent them long term. 
We have to make this happen till September 1st next year. 
The large Company has a outage in August and right after that they would like to start using them. Our Company already has money for this investment. 
Building of this house costs approximately 450-500 million forints. 
This amount is already ready independently from the network, which means that the construction will start and be finished without the network. 
We would like to finance the second house from the network. 
The reason why we start the network now is that by next spring we would like to have the money for the next house and then continue to build other houses. 
Of course when we are able sell houses than the income is going to be put back into the system and other houses are going to be build. 
Profit will be circulated back and will not be taken by Bank or by examiner of funding resources. Off course, the rent and leasing is going to a continual profit which allows our company to plan for a long term income. 
Just as I mentioned only from those 36 flats the profit is going to be few billion forints in upcoming years. 
Our building capacity now is approximately 100-120 flats yearly. The Stock Options will, of course, have a moratorium. 
Each package will have a different monthly or yearly moratorium. 
After Moratorium ends, stocks can be traded in the internal platform. 
So here are the rules. A certain amount of stocks can be sold every day, but there is going to be a limit. But unlimited quantities can be purchased. 
The system will not allow for someone to get in with 100 dollars and then start buying stocks for 100 thousand dollars. 
This will be banned! 
Only commissions can be reinvested to purchase stocks. 
If someone's life goes in such a way, that he quickly wants to sell his shares after moratorium expired, it will be possible, of course, in such a way, that the company will repurchase these stocks for 80% of the current share price. 
You can see now, that the financial and value coverage is ensured.

With this last sentence I’m already mentioning our company's vision. 
Because now I have outlined what guarantees are in place in the system for long-term, continuous functioning. 
I also hope that answers have been given as through what channels will you get commissions back. Addition to our company’s vision is the company plans to move to the stock market as well. Obviously, this has its necessary paper work and other formalities. 
There are financial professionals who have ownership in the company and know how it’s to be done. 
They will take care of all these things; this does not apply to the network or the members. 
2017-2018 are the realistic target years to achieve all this. What’s also important and I said it at the beginning, this is an internal online social system. 
I would like to say a few words about this know. In just a few short sentences I would like to briefly mention our educational system. 
The online platform practically means that we will publish such materials which are associated with the passive houses, energy awareness, environmental awareness, environmental protection and alternative energy. 
Large number of materials that are related to these topics will be available for the members. 
There will be seminars by famous speakers, book reviews, web shop and other extra things. 
These will be exclusive VIP lectures for us, available to watch only through us. 
Another important thing about our education system is that I think we pulled out the MLM systems biggest problem. 
We can eliminate the dependence on sponsors! 
I’m talking about leader’s training within the education system. 
There are many systems and I think you know about them as well, is where the education system is built to show members how to get members in, how to use web office, withdraw or transfer money from there. 
These are important! But these are technical details. 
They will be part of our system too! Videos, ppt's, customer service. 
The backbone of our education will be the leader’s training. 
I have just mentioned, there will not be a dependency on sponsors. 
We came up with a system in which mentors will be assigned to each leadership level. Practically we can eliminate human selfishness. 
No one will be limited by the sponsor. 
We know that there are many excellent sponsors who are able to build and help well. 
But there are those who will only deal with the members until they step in to the system but then they are left to themselves. 
Often they do not provide a lot of important information to the leaders who are under them, information that they would need to go forward. 
We will avoid the sponsors. 
The mentors will get in touch with the leaders. 
At each level! 
Even at the red level! 
In our opinion, everybody will be able to reach the first leadership level and then there will be a mentor at that level to help. 
From this point we will hold their hand. 
Mentors will show the way to the next leadership level. 
There the next mentor will take him further. 
Topics, speakers are already in place. 
At each level what is necessary for the member to get to the next level and to be successful.

In this system we will not burden anybody with tasks that he would not like or would not do with enthusiasm. 
For a specific task, we will look for the right man. 
We will have our requirements for mentors. 
They need to know what they are doing, love what they are doing and believe in what they are doing.
